Atlanta is not one office market, it is eight or nine that price differently within a twenty-mile radius. Our catalogue spreads 93 buildings and 573 private suites across them, and the gap between the cheapest and the most expensive submarket is bigger than the gap between two buildings on the same street. Here is what each one costs right now.

Buckhead — the deepest inventory

Twenty-one listed buildings and 126 private suites along Peachtree Road, Lenox Road, Piedmont Road and Bolling Way. Prices run $130 to $15,400 a month, with a typical suite at about $2,380 and rates from $1.67 to $6.97 per ft². Buckhead holds both extremes at once: fitted serviced rooms at the high per-ft² end and older tower space at the low end. It is the default answer for finance, legal and consulting.

Midtown — the growth corridor

Eighteen buildings and 110 suites along Peachtree Street, West Peachtree and 17th Street, including Atlantic Station and Colony Square. A typical suite runs about $2,400 a month at a typical $3.23 per ft² — the highest typical rate of any Atlanta submarket here, and the price of walkability plus MARTA access. Technology, media and professional-services tenants concentrate in this corridor.

Cumberland, Vinings and the Galleria

Fourteen buildings and 85 suites around Cumberland Boulevard, Galleria Parkway, Riverwood Parkway, Paces Ferry Road and The Battery. Typical suite about $2,340 a month at $3.05 per ft², with the lowest floor rate in the whole listing — $1.16 per ft² — sitting in this cluster. Parking is generally included, which is the practical reason north-west tenants stay.

Central Perimeter and Sandy Springs

Thirteen buildings and 80 suites around Concourse Parkway, Perimeter Center North, Glenlake Parkway, Abernathy Road, Glenridge Connector and Perimeter Summit. A typical suite is about $2,340 a month at $3.18 per ft² — a lot of this stock is fitted and serviced, which lifts the rate. The cluster also holds the largest single-building inventories in the catalogue, so it is the commuter compromise between the city and the northern suburbs.

Downtown

Seven buildings, 41 suites, on Peachtree Street, Marietta Street and John Wesley Dobbs Avenue. The value play: a typical suite is $1,850 a month, the lowest of any submarket here, at a typical $2.79 per ft². Best MARTA connectivity in the city.

West Midtown, North Fulton, Decatur and the airport

West Midtown (Howell Mill Road) has just three buildings and 19 suites, typical $2,950 — small, design-led, and tight on supply. North Fulton (Alpharetta, Milton, Roswell) offers seven buildings and 45 suites from $145 a month. Decatur adds two buildings around One West Court Square. College Park at the airport holds three buildings and the largest floorplates in the listing, up to 34,574 ft².
