Leasing an office in Atlanta is mostly an exercise in narrowing. With 573 private suites across 93 buildings on offer at any moment, the difference between a good deal and a bad one is rarely the negotiation — it is how well you framed the search before the first tour.
1. Convert headcount into square feet
Atlanta stock is quoted by the square foot, so start there. As a working rule, allow 100–150 ft² per person for a conventional layout with meeting space. A team of six lands at 600–900 ft², which is the deepest part of the market — 185 of the listed suites fall between 500 and 1,000 ft². A team of two fits the sub-250 ft² band, where 94 units are available and prices start at $130 a month.
2. Set a monthly ceiling, not a rate
Asking rates run $1.16 to $6.97 per ft² a month. A rate alone tells you nothing until it is multiplied out: a typical Atlanta unit works out at about $2,370 a month. Decide what the business can pay every month, then work backwards. If the ceiling is under $1,000, 125 suites qualify; under $500, there are still 52 across 31 buildings.
3. Choose the submarket before the building
Commute geometry decides retention. Buckhead and Midtown carry the largest inventories and the highest typical rates; Cumberland–Vinings and Central Perimeter trade a longer drive for more parking and comparable space; Downtown holds the lowest typical monthly price in the catalogue at around $1,850. Pick two submarkets, not five.
4. Tour in a single day and compare like with like
Shortlist five to seven suites and see them back to back. On each tour, write down four things the listing does not show: how the HVAC runs after 6 pm, how many parking spaces come with the suite and what extras cost, what the internet options actually are in the riser, and how much of the fit-out stays. Buildings with seven to nine simultaneous vacancies are the ones where these answers are negotiable.
5. Negotiate the terms that carry money
In Atlanta the headline rate moves less than the concessions. Ask for free months at the start rather than a discount spread over the term, ask who pays for demising walls and paint, and confirm whether operating expenses, janitorial and after-hours HVAC are inside the quoted number or billed on top. On a serviced suite, the equivalent question is what the renewal rate will be in month 13.
6. Keep a fallback that needs no build-out
If the timeline is tight, a serviced suite or a $385 coworking seat bridges the gap without a construction schedule. Many tenants sign a short serviced deal in the target submarket, then move into a conventional suite in the same building a year later.
